Completed in December 2009, Eco 541 is a 4000 square metre, four-storey office building constructed on a surplus slice of ex-road reserve. Situated at the Hay Street and Railway Road gateway to Subiaco’s busy commercial centre, SPH architecture + interiors Perth architects and commercial interior design professionals were enlisted to create a sustainable, innovative and functional office building.

Designed with the aim to achieve a Green Building Council of Australia GBCA 5 Green Star rating and having already achieved a 4.5 NABERS rating, Eco 541 sets the tone for sustainable office fitouts and architecture in Perth. Eco 541 became Perth’s first Green Building Council of Australia GBCA 5 Star Green Star Certified building whereby all of the buildings integrated tenancy fitouts also individually achieved Green Building Council of Australia GBCA 5 Star Green Star Certification.

Eco 541s success was made possible by a talented and passionate design team.
The team was tasked to establish a building with an iconic presence amongst the urban landscape. Working collaboratively with artist Brian McKay, the group incorporated robust stakeholder-inspired colours and wind-vibrated geometrical forms to set the building apart from its surrounds. The result was a dynamic, eye-catching and sophisticated office design on the threshold of Subiaco and Jolimont.
Engineered for Sustainability and Innovation
The unique island site provided our Perth architects and commercial fitouts team with the opportunity to explore asymmetrical blocking arrangements. This approach was made even more intriguing by having to build on the boundary of almost all sides while stepping upper floors away from residential units at the rear in order to maintain access to winter sun.

Eco 541 combines the use of a primary facade system incorporating highly insulated Kingspan panels with a secondary facade of perforated panels. This allows shade to be provided from northern and western sun as required. The smart design accommodates inclusion of breakout balconies on upper levels.

In addition to structural sustainable design features, Eco 541 incorporates highly insulated walling and roofing, energy efficient AC, overnight stale air purging, eco friendly lighting, rain and grey water collection and recycling, WELS rated fittings and end-of-journey cyclist facilities.

Balancing Vitality with a Corporate Aesthetic

While our Perth architects and design professionals took care of the building structure and concept, our talented commercial fitouts team began work on the interior. We were commissioned to design and document all three commercial floor fit outs, including for tenants Amana Living, the Australian Health Professionals Regulatory Agency (AHPRA) and the Northerly Group.

Our commercial interior design team focused on contrasting light materials with bold colours and textures to enhance a sense of vitality and productivity within the corporate aesthetic. This resulted in open plan workstations, glazed partitioning and the localisation of offices and meeting facilities around the core. Eco 541s office fitout is engineered to distribute natural light evenly, enhancing environmental quality and employee productivity.
